If you are thinking about renovating your home you may have some questions

The first question you need to ask yourself is:

  • Do we take on the home renovations ourselves?
  • Do we hire a reputable company to perform the home renovations?
  • Do we become our own general contractor and hire the sub-trades ourselves?

There really is no right or wrong answer to the questions above. It comes down to a few things …

  • Do you have the knowledge to hire your own sub-trades?
  • Do you have the experience to handle all aspects of a home renovation? (plumbing, electrical, flooring, etc.)
  • Do you have the time to research the sub-trades required

Some people have a real knack for home renovation/improvement projects. Some want to have the ability to do home projects while others know they need to hire someone.

There are at least 5 things to consider when starting a major home renovation.

  • What is the scope of the project and what is the timeline?
    • Are you just wanting to paint some walls, replace the flooring and add a new window?
    • Or are you looking to tear down a room to the bare wood and start over?
  • Should you be your own General Contractor or Hire a General Contractor?
    • A general contractor is responsible for providing all of the material, labour, equipment and services necessary to complete a home improvement project.
    • Having the right tools and experience can make a renovation go smoother and quicker. Not having the right tools means you need to rent the correct too and learn to use it correctly.
    • General contractors also have connections to other trades and suppliers to help the home renovation
  • Setting a Budget
    • After you have your budget, a general contractor should be able to tell you very quickly if your goals can be achieved with your budget.
    • You may want to look into a separate bank account for your home renovation
  • Are you prepared for the project?
    • Depending on the size and scope of your renovation project. There is going to be noise, dust and people in your home.
      • If you are renovating your kitchen, where will you eat and prepare meals?
      • If you are renovating a bathroom … do you have another one to use while one is being renovated?
      • Where will you wash clothes if your renovation includes a laundry room?
  • Demolition, Storage and Garbage
    • When the renovation starts, and depending on the size of the renovation, there is going to be some demolition.
    • Plan the demolition if it is is a multi-room renovation. Nothing worse than tearing apart a room that is not going to be worked on for awhile.
    • Make sure you remove any furniture, valuables and anything else from the room that is being renovated. If you don’t have a lot of extra room in your home, you may want to consider storage. Storage that can come to your home or a storage unit located elsewhere.
